
Spuikwartier in The Hague, the Netherlands

In recent years, the centre of The Hague has undergone a dramatic transformation. Spuikwartier is a very dynamic location within the city centre bounded by Wagenstraat, St. Jacobsstraat, Grote Marktstraat and Spui. The ‘Grote Marktstraat’ will soon rank alongside the best-known shopping streets in Europe, with the presence of V&D, Bijenkorf, Hema and C&A adding to its prestige. The entire Spuikwartier project comprises 53,000 m2 of shops, leisure facilities and restaurants, as well as residences, all located within the heart of the city. Accessibility is excellent: an underground tram tunnel and car park located below the pedestrian area have both been constructed.
Spuikwartier consists of the following developments.
1. Rabbijn Maarsenplein: an attractive urban square with a residential building (79 apartments), restaurants and shops. It has been designed by José Rafael Moneo, Alberto Nicolau and Claus en Kaan Architects. The Rabbijn Maarsenplein was officially opened in March 2007.
2. Spuimarkt: a range of retail formulas (21,000 m2), a nine-screen Pathé multiplex theatre, restaurants and leisure facilities. The presence of major retail chains such as Zara and C&A should attract a large, diversified customer base. Spuimarkt was designed by Bolles + Wilson. C&A opened its new shop in March 2007 and the other stores opened in November 2007.
3. The former Marks & Spencer building and V&D location: this area will be redeveloped to accommodate shops, restaurants and leisure facilities. Bernard Tschumi will be responsible for the design.
4. Gedempte Gracht site: development is still to be determined.
Spuikwartier is being developed by Ontwikkelingsmaatschappij Spuimarkt CV, a joint venture of Multi Vastgoed, BAM Vastgoed and ING Real Estate Development. Spuimarkt CV co-operates closely with the Municipality of The Hague.
